Green Coast sits on the white shore of Palasa, the first stretch of the Albanian Riviera you reach coming down from the Llogara pass, and it is the most complete resort community on this coast. It is the work of EAA-Emre Arolat Architecture, a studio whose awards include the Mies van der Rohe and the Aga Khan, and the design keeps close to the natural texture of the rocky slope: houses grouped in Mediterranean clusters, green terraces stepping down to the beach, brise-soleil shading, and roughly 70,000 m² of preserved green corridors running through the site.
The range is unusually wide for one address. Elite villas are the largest, 316 to 343 m² of built area with sea-view verandas, generous land and their own swimming pool. Individual villas run from 174 to 345 m² and twin villas from 195 to 225 m², angled so the terrace catches the sunset. For smaller budgets there are one and two-bedroom apartments, some with a private yard or pool, and duplexes of around 143 m². Every villa and apartment comes with its own parking space.
What separates Green Coast from a normal development is everything around the homes: seven five-star hotels including MGallery by Accor, more than a hundred commercial units and the only shopping centre on the Riviera, three spas, beach clubs, a 1.5 km beachfront promenade, an 800 m² fitness club, a health centre, police and fire station and a helipad, plus 24/7 security and year-round maintenance. That infrastructure is what makes the rental case: the Riviera is a summer market, so we model a conservative 10% gross on a well-run villa rather than a peak-week number, with an 18% uplift to completion. Owners also join a home exchange programme across the group's resorts. Prices are on request and vary widely by typology and position.
