Valamar Tale is a new kind of address for Albania: a 20-hectare gated seaside community on the northern coast at Tale beach, planned by Toyo Ito, the Japanese architect and Pritzker laureate. Rather than a wall of blocks along the shore, the masterplan breaks the site into six residential islands, each curled around its own green heart, a biotope, an orchard, a playground or a youth area, so that the 67,000 m² of construction reads as a set of villages with the dunes and the sea beyond.
The mix is villa-led. Comfort villas run 130 to 150 m² on plots of 260 to 430 m², family villas 148 to 181 m², premium villas 171 to 211 m² and elite villas 223 to 246 m² on plots up to 580 m², with three or four bedrooms, a private swimming pool and parking on nearly every type. Row houses of 137 to 142 m² sit at the entry point, and for apartment buyers there are island and riverside blocks with 1+1 homes from 50 m² and 2+1 homes up to 107 m². A five-star international-brand hotel with a spa, conference hall and outdoor pool anchors the beach end of the site, alongside bars, beach bars and an organised beach.
The location is the quiet argument. Tale is the closest coastal project to both Tirana and Pristina, 40 minutes from Tirana International Airport, with a beach known for black sand rich in iodine and minerals, and it sits among more nearby attractions than any other Albanian resort: the Kune-Vain lagoon, Rana e Hedhun, historic Lezhë and Krujë, and Shëngjin just up the coast. Completion is scheduled for 2030, which is a long runway, so an early reservation carries our highest projected uplift at 30%, against a 28% return to the first rental season, tempered because the northern season is shorter than the Riviera's. Prices are on request and the developer offers financing without collateral for residents and non-residents, plus a rental programme and year-round management.
